Morris Township NJ Real Estate Market Update JUNE 2015

 

The numbers for Morris Township are somewhat of a mixed bag for JUNE 2015:

  • The rolling 12 month sales volume has increased significantly for this category by thirty (30) units or (9%) – Last year: June 2013 thru June 2014  (317) homes sold as compared to the current period: June 2014 thru June 2015 with (347) homes sold.

  • The June year-to-date closed sales volume remained flat at 142 units. In fact, this was the third year in a row that had a volume of 142 units sold YTD through June.

  • The monthly volume for the number of sales occurring last June with forty-one (41) homes sold, as compared to this June with thirty-four (34) homes sold is down by seven (7) units or (17%).

  • The volume of Pending Sales (Under Contract) as of the last day of June 2015 has fallen (16%) which is down by six (6) units as compared to last year at this same time. This follows an unusually high volume from the previous month, which is why this is less impactful than if this was a stand alone event.

  • The supply of available inventory (the time it would take to sell all of the homes currently on the market) as of the end of June is at 5.4 months, which is down slightly from 5.5 months or (2%) from this same time last year.

Note: A “balanced” market is considered to have a 6 month supply. Anything below that amount would be considered a “low” inventory and thus less than balanced. This market condition typically favors Sellers.  Anything above a 6 month supply would result in a “high” inventory of homes on the market and typically favors Buyers.

The local Morris Township market appears to have taken a break in JUNE after several months of frenzied activity. The monthly volume was off by 17%, the YTD volume was flat at 142 units for the third year in a row, and the volume of Pending units fell by 16%. The only real bright spot for the month is the rolling 12 month YTD volume, which rose by 9%.  Inventory was nearly unchanged at 5.4 months worth of supply vs 5.5 months last year at this same time giving more of an edge to sellers with less of a choice for buyers from which to choose.

Interest rates continue to remain near record low levels.  There has rarely been a time when both prices AND interest rates were so low. Combine these two factors with the general state of the economy slowly improving, (although NJ is lagging behind it’s neighboring states and there is still a considerable volume of foreclosure properties that have yet to wind their way through the process) the housing market is poised to get itself back on some solid footing and closer to a more complete recovery in 2015.
