Far Hills NJ Real Estate Market Update MARCH 2015

The numbers for Far Hills are mostly flat for MARCH 2015:

  • The rolling 12 month sales volume has increased moderately by three (3) units or (23%) – Last year: March 2013 thru March 2014 with (13) homes sold as compared to the current period: March 2014 thru March 2015 with (16) homes sold.

  • The March year-to-date numbers are up slightly by one (1) unit when compared to last year’s year-to-date total of zero (0) homes sold to the current period with one (1) home sold.

  • The monthly volume of sales occurring in March was flat with zero (0) sales. Last year’s volume for this same period was zero (0) as well.

  • The volume of Pending Sales (Under Contract) as of the last day of March 2015 is at zero (0) units, which is unchanged from last year at this same time.

  • The supply of available inventory (the time it would take to sell all of the homes currently on the market) as of the end of March is at 9.8 months, which is down by (25%) when compared to last year’s inventory at 13.0 months. This is an indication that the Far Hills market is moving towards a “balanced” market creating a more even playing field for Buyers and Sellers.

Note: A “balanced” market is considered to have a 6 month supply. Anything below that amount would be considered a “low” inventory and thus less than balanced. This market condition typically favors Sellers.  Anything above a 6 month supply would result in a “high” inventory of homes on the market and typically favors Buyers.

Activity for March was very slow, which is not unusual for this time of the year, although there was an increase of 23% in the 12 month rolling sales volume along with a 25% drop in the supply of homes which has brought the Far Hills market closer to a balanced market.  The amount of sales Pending or Under Contract is at zero (0) units, which does not bode well, at least for the short term.

Interest rates remain at or near historic lows and prices are still relatively low with the general state of the economy steadily improving, albeit more slowly in NJ as compared to neighboring states. Inventory is expected to increase as the Spring selling season is just around the corner. In addition, pent up demand on the part of sellers who have been sitting on the fence waiting for signs of a housing recovery and wanting to move on should help 2015 to get off to a robust start.
