Far Hills NJ Real Estate Market Update JANUARY 2015

The numbers for Far Hills are mostly flat for JANUARY 2015:

  • The rolling 12 month sales volume remained unchanged at fifteen (15) units – Last year: January 2013 thru January 2014  was at fifteen (15) homes sold as compared to the current period: January 2014 thru January 2015 with fifteen (15) homes sold.

  • The January year-to-date numbers were also flat at zero (0) units when compared to last year’s total of zero (0) homes sold to the current period with zero (0) homes sold.

  • The monthly volume for the number of sales in January are the same as above.

  • The volume of Pending Sales (Under Contract) as of the last day of January 2015 is at one (1) unit, which is up by one (1) unit as compared to last year which was at zero (0) units.

  • The supply of available inventory (the time it would take to sell all of the homes currently on the market) as of the end of January is at 6.4 months, which is down by (33%) when compared to last year’s inventory at 9.6 months. Basically this indicates that the Far Hills market is moving towards a “balanced” market creating a more even playing field for Buyers and Sellers.

Note: A “balanced” market is considered to have a 6 month supply. Anything below that amount would be considered a “low” inventory and thus less than balanced. This market condition typically favors Sellers.  Anything above a 6 month supply would result in a “high” inventory of homes on the market and typically favors Buyers.

Overall, 2014 was a decent year for the Far Hills market – only off 12% from the prior year.  Actually it was in line with the sales volume in 4 out of the last 5 years.

Activity for January was non-existent with zero (0) sales for the month, no change in the rolling 12 month sales volume and only one unit Pending or Under Contract. On a positive note, inventory fell by 33% and now stands at 6.4 months worth of supply which is nearly a balanced market.

Interest rates remain at or near historic lows and prices are still relatively low with the general state of the economy steadily improving, albeit more slowly in NJ as compared to neighboring states. Inventory is expected to increase as the Spring selling season is just around the corner. In addition, pent up demand on the part of sellers who have been sitting on the fence waiting for signs of a housing recovery and wanting to move on should help 2015 to get off to a robust start.
