Bedminster NJ Real Estate Market Update MARCH 2015

The numbers for Bedminster are mostly down for MARCH 2015.

  • The rolling 12 month sales volume has decreased slightly by thirteen (13) units or (7%) – Last year: March 2013 thru March 2014  (200) homes sold as compared to the current period: March 2014 thru March 2015 with (187) homes sold.

  • The March year-to-date numbers are up slightly by one (1) unit or (3%) when compared to last year’s year-to-date total of thirty-two (32) homes sold to the current period with thirty-three (33) homes sold. This is the highest YTD volume for March in at least the past (5) years.

  • The monthly volume for the number of sales occurring this March was eight (8) units as compared to last year’s volume of ten (10) units is down by two (2) units or (25%). This has been the slowest March in at least the past five years.

  • The volume of Pending Sales (Under Contract) as of the last day of March 2015 is running significantly lower by seven (7) units or (35%) as compared to last year’s volume which was twenty (20) units versus the current year’s volume of thirteen (13) units.  This is not a good sign, at least the short term.

  • The supply of available inventory (the time it would take to sell all of the homes currently on the market) as of the end of March is at 4.6 months, which is up significantly (48%) when compared to last year’s inventory at 3.1 months. Basically this indicates that the Bedminster market has a significant shortage of inventory for Buyers to choose from and is even less “balanced” now than in prior years, although this increase could indicate a potential shift from the current position or some of the increase may be due to the season. As long as the inventory remains below 6.0 months prices should remain steady or slightly higher at least for the near term as compared to other surrounding towns where there is more inventory available.

Note: A “balanced” market is considered to have a 6 month supply. Anything below that amount would be considered a “low” inventory and thus less than balanced. This market condition typically favors Sellers.  Anything above a 6 month supply would result in a “high” inventory of homes on the market and typically favors Buyers.

Once again, the rolling 12 month sales volume has dropped. This has occurred for the past nine months in a row. This category is something to watch over the next few months in order to determine if a new trend is emerging or if this is just a minor slowdown. It is worth mentioning that this has been the slowest March in at least the past five years. The number of of homes Pending or Under Contract is down by 35% or 7 units as compared to last year at this same time, which is yet another indicator that the Bedminster market may be starting to slip. The overall inventory is below 6 months, so sellers still have a decided edge over buyers at this point in time. Interest rates are at near record lows with the general state of the economy slowly improving, however NJ is lagging behind it’s neighboring states and there is still a considerable volume of foreclosure properties winding their way through the process before we can safely say the market is on a solid footing for a complete recovery.
