Basking Ridge NJ Real Estate Market Update JANUARY 2015

The numbers for Basking Ridge are mostly up through the month of JANUARY 2015:

  • The rolling 12 month sales volume remains robust as ever with an increase of eleven (11) units or (3%). Last year: January 2013 thru January 2014  (429 homes sold) as compared to the current period: January 2014 thru January 2015 with (440 homes sold).

  • The January year-to-date numbers are up sharply by seven (7) units or (54%) when compared to last year’s year-to-date total (13 homes sold) to the current period with (20 homes sold). This is the second highest volume for this category in least the past five (5) years.

  • The monthly volume for the number of sales occurring last January is the same as above.

  • The volume of Pending Sales (Under Contract) as of the last day of January 2015 is moderately lower at seventeen (17) units as compared to last year at this same time at twenty-six (26) units, which is down by (35%) or nine (9) units. This is a reversal of recent trends.

  • The supply of available inventory (the time it would take to sell all of the homes currently on the market) as of the end of January is at 2.6 months, which is up slightly by .2 months or (8%) when compared to last year’s inventory at 2.4 months, which was extremely low. Basically this indicates that the Basking Ridge market continues to have a significant shortage of available inventory with few homes for Buyers to choose from.  This will help keep prices up and the time it takes to sell a home very low. You would have to go back at least five years or more to find the last time Basking Ridge had something close to a “balanced” level of inventory for January. Most of the surrounding towns are in the exact opposite condition with too much inventory on hand.  For Basking Ridge, the sellers are in control of this market, at least for the short term.

Note: A “balanced” market is considered to have a 6 month supply. Anything below that amount would be considered a “low” inventory and thus less than balanced. This market condition typically favors Sellers.  Anything above a 6 month supply would result in a “high” inventory of homes on the market and typically favors Buyers.

The local Basking Ridge market continues to roll along at a brisk pace outperforming the prior period in most sales categories. The rolling 12 month sales volume was up, as well as the YTD and monthly figures, both up by (54%) over last year at this same time. In fact, this month was the second best January in at least the past five years.  The only negative news to report was the falling amount of homes Pending or Under Contract, which decreased by nine (9) units or (35%).  The biggest driver of this market is the high level of demand running directly up against a very low level of inventory, which rose slightly from 2.4 to 2.6 months worth of supply.  As a result, Sellers will continue to remain in control in the Basking Ridge market and we can expect to see modest price increases (especially in certain neighborhoods) as long as this pace continues and inventory remains low.
